We specialise in substantial home extensions and larger renovation projects, typically between $2500,000 and $1,000,000. That includes ground floor extensions, second storey additions and major internal reconfigurations that significantly change or add to your existing home.

Every home and brief is different, but most extensions we build fall between $250,000 and $1,000,000. Early on we will talk about your budget range and goals, then use our paid Pre-Construction Service to design a fixed price proposal that fits your site, scope and allowances.

As a guide, smaller extensions and renovations may take 10 to 16 weeks on site, and larger, more complex projects can run 6 to 9 months. There is also a preconstruction phase for design, engineering, approvals and detailed pricing before we start building.

Good extensions are won or lost in the planning. The Pre-Construction Service lets us invest proper time in measuring, coordinating consultants, checking buildability and pricing the job in detail. You get a clear fixed price proposal and scope, instead of a rough estimate that moves later.

Often yes, especially for ground floor extensions where we can separate old from new with temporary walls and safe access. We will be upfront at site visit about whether staying is realistic and what the likely disruption, noise and dust levels will be so you can plan ahead.

Yes. We operate under a QLD Builder Low Rise licence and carry all required construction insurances for the type and size of projects we deliver. We can provide licence and insurance details with your proposal.

We use the Wedi waterproof board system instead of traditional liquid membranes in wet areas. Your shower (and where appropriate the whole bathroom floor) is flood tested before tiling, and the system is backed by a 10 year manufacturer guarantee that covers full bathroom replacement if it fails.

For residential extensions and renovations we use fixed price contracts based on a fully documented scope, with clear prime cost items and provisional sums where needed. This gives you cost certainty and a clear process for approving any changes.

Your proposal will spell out inclusions, exclusions, allowances and assumptions so you know exactly what is and is not covered. Typical inclusions are demolition, structural work, cladding, windows, internal linings, waterproofing, tiling, fixtures and fittings, and all required certifications for the agreed scope.

If something arises on site that is outside the documented scope, we will explain the issue, provide options and pricing in writing, and only proceed with your written approval. Older Queenslanders often hide surprises, so we plan contingencies up front and communicate early. -
We are a small, low volume builder. The two directors are hands on across every project, supported by our apprentice and a regular team of trusted trades. You will know who your main contact is and who will be on site each week.
